Abstract
Xior, founded in 2007 and heading to a 3.8 billion portfolio, is a regulated real estate company focusing on the student housing market. The company has witnessed a fast-paced geographical expansion, supported by its augmented financial firepower as the result of its 2015 IPO on Euronext Brussels. Since Summer 2022, it owns more than 27,000 units in student residences, located in 43 cities in 8 European countries. Towards shareholders, Xior aspires to offer an attractive and rising dividend. Xior's strategic ambition is to grow a branded leading continental European student accommodation platform - as owner-operator - that offers tenants a modern, healthy, and safe environment to live, where they can build a community experience with other students. Xior's persistent expansion is reflected not only in its real estate assets, its strong key financials and stock price evolution, but also in its internal structures. Since the 2015 IPO, staff has grown rapidly, and management has designed new human capital policies to support further growth. With the 2022 Basecamp acquisition, a new milestone has been reached. Xior has not only acquired assets, but also employee numbers go up from 209 before the acquisition to 310 at the time of the acquisition. The goal of this case is to analyse Xior's human capital strategy, and to discuss which processes and practices Xior could install to support and accelerate the corporate strategy and growth of the company.
